Please note: Improvements to Exclusive Use areas of Common Property may require consideration at a General meeting rather than at a Committee level, depending on the value of the improvement. The Regulation module that your body corporate is registered under will outline any limits for approval.

Supporting Documentation included with this Application:

Copies of any diagrams, brochures, plans of installations, or photographs

For EV Chargers – specifications, wiring plans and metering specifications, the proposed location for the EV charger including the proposed location of any post required to be installed, Evidence of local government and/or QFES approval, if applicable;

Written approval from neighbouring lots, in the event that owners may be directly affected by the proposed renovation works/installations;

Written approval from the lot owner (if application is made by the tenant or letting agent)

Copy of local council approval, if applicable

Copy of Engineers report, if applicable

A cover letter addressed to the body corporate committee. Your letter must include the following:

A written statement to confirm your understanding of by-laws pertaining to lot improvements / renovation to lots;
Confirmation that all proposed works are to be undertaken by a certified tradesperson whom will be sufficiently insured and comply at all times with workplace health and safety regulations;
Confirmation that all proposed works are to be met by the lot owner including but not limited to the following – damage to common property, waste removal, insurance;
Confirmation that a cheque payment for bond/security deposit will made immediately upon receiving written application approval, if applicable. Please refer to body corporate by-laws for bond/security deposit details.

Please note that an engineers report is usually only required in the event that the proposed works include alterations to walls or other structural elements of the building, if applicable. The purpose of obtaining an Engineer’s Report is to confirm that the structural integrity of the building will not be compromised.

Applications for paint or carpet works do not require an Engineer’s Report.

Additionally, if you are wanting to replace the flooring within the unit with hard flooring (timber / vinyl etc.), your body corporate may require you to source an acoustic engineer’s report confirming it complies with your by-laws. Please refer to your body corporate by-laws for your body corporate’s specific requirements.

Please note that the committee may impose conditions to an approval, including but not limited to;

The lot owner accepts all responsibility for any potential loss, damage or injury caused as a result of the works;
The lot owner absolves the body corporate of any potential claims against it as a result of the works;
The works will not be funded in any way by the body corporate;
The lot owner must ensure the contractors used are suitably qualified, licenced and insured;
The lot owner must obtain all necessary local government approvals;
The lot owner accepts full responsibility for any damage to the building and its common areas as a result of the works;
The works must be carried out in accordance with all relevant Australian Building Standards;
The lot owner accepts responsibility for removal of all trade waste from site;
The lot owner acknowledges all maintenance (including future maintenance) for the improvement remains the lot owner’s responsibility;
The work is conducted during appropriate hours and in such a manner to reduce disturbance to other residents;
The committee reserve the right to enter the lot (with their appropriate contractor or the building manager if required) and inspect the works at a reasonable time to ensure they are suitable and to ensure there is no risk to the building; and
The lot owner acknowledges and adheres to all relevant by-laws of the scheme.
The lot owner acknowledges that flooring improvements may not be covered under the body corporate’s insurance policy, and that the lot owner will separately assess its insurance coverage needs for the proposed works.
